Whether you’re staging a vacant home or an occupied home, the first and most crucial step is always a personalized consultation. This consultation ensures clear communication about the staging process and allows us to walk through your home to identify the key enhancements needed to highlight your home’s best features and give you actionable advice on how to improve its appeal.
After the consultation, we provide a detailed list of action items that will guide homeowners and real estate agents on how to prepare the home for showings. If you choose to implement these recommendations on your own, only the consultation fee will apply. However, if you prefer to have us handle the enhancements for you, the consultation fee is waived, and we will provide a detailed quote based on the scope of work required.

Available after initial consultation. At this point, homeowners or our team have completed the action items provided but would like assistance on photo day to make sure every detail is perfect. Typically, this takes place the day prior to photos or on the morning of photos. Better photos=better success!

Additional Services
This is How it Works…

Step 1:
The homeowner or their real estate agent can contact us to set up a mandatory consultation. A consultation can take anywhere from 1-2.5 hours depending on the size of the home. A consultation fee of $100/hour is charged for this service. Should the homeowner(s)/real estate agent choose to hire our company to do the physical staging and/or home enhancements, this fee will be waived and a quote for the scope of work will be provided to the parties paying for the service.

Step 2:
After a thorough consultation, a detailed list of action items will be sent to both the homeowner(s) and real estate agent. Should the homeowners choose to make the enhancements themselves, no further action is needed. Should the homeowner(s)/real estate agent choose to hire our services to complete the action items, a quote will be prepared and delivered within 24-48 hours. Assuming the homeowners accept the quote, an agreement will be signed, and a deposit is due at that time in order to secure a staging date.

Step 3:
After a signed agreement and deposit are received, and a staging date has been scheduled you are good to go! In just a few short days, your home will be transformed into a photo ready home that you can feel confident entering the market with. If there are any homeowner homework items that were discussed during your consultation, be sure to complete these prior to your scheduled staging. Your staging timeline will depend on whether your scope of work was a simple home refresh, or an entirely staged vacant home. Timelines can range from a few hours to a few days.

Step 4:
If your home was vacant, step four does not apply, you are all set to get photos done and list! BUT, if you are living in your home, I highly suggest following up with step four. This service allows us to come back to your property on either the day before your scheduled photo shoot or the morning of your shoot to make sure everything is picture perfect. Perhaps the beds need to be re-made perfectly after you have been sleeping in them for some time, or perhaps the kitchen counters need tidying up after cooking on them, or phone cords and wires need hiding. We make sure each room is photo ready!
